Apartment prices in Tricity are growing the fastest in Poland. Kraków falls off the podium


In 2025, Tricity recorded the highest increase in apartment prices among Polish metropolises – according to the analysis of BIG DATA RynekPierwotny.pl. The average price per square meter in this seaside agglomeration increased by 10%. compared to 2024, which allowed Gdańsk to get closer to Warsaw in terms of real estate prices. Poznań, Warsaw and Łódź with increases
According to the portal's preliminary data, in December 2025, the average price per square meter of apartments increased in Warsaw, Tricity, Łódź and Poznań, while in Kraków, Wrocław and the Upper Silesian-Zagłębie Metropolis it remained at the November level. In Tricity, the prices of new premises reached an average of PLN 17.5 thousand. PLN per square meter, which means an increase of 3%. within a month. As experts explained, the reason was the introduction of extremely expensive apartments to the market, the average price of which reached PLN 23,900. PLN per square meter.
A similar trend was observed in Poznań, where the average price per square meter increased by 2%, reaching PLN 13.9 thousand. zloty. This was the third consecutive increase in this city, which translated into an increase of 4 percent in the entire fourth quarter. Stabilization in Kraków, Wrocław and Silesia
Experts noted that in Katowice, which is part of the Upper Silesian-Zagłębie Metropolis, relatively expensive apartments appeared on the market, but their small number did not significantly affect the average price, which remained at PLN 11,200. PLN per square meter. In Kraków and Wrocław, apartment offers from the popular segment dominated, which allowed prices to remain at PLN 16,700, respectively. Annual data from BIG DATA RynekPierwotny.pl indicate that the most stable apartment prices in 2025 were recorded in Łódź and the Upper Silesian-Zagłębie Metropolis, where average prices remained almost unchanged compared to 2024. In Krakow, the increase was 1%, and in Warsaw and Wrocław – 4% each. The biggest changes were recorded in Poznań (+5%) and Tricity (+10%).
The portal's expert, Marek Wielgo, emphasized the specificity of the Tricity, where the proximity of the sea and the high number of luxury investments in Śródmieście and the Bay of Gdańsk influence apartment prices. “The Tricity pushed Kraków to third place in the ranking of the most expensive metropolises in Poland, and Gdańsk almost equaled Warsaw,” said Wielgo.
