Apartments went up in price by 13% in 2025. Three rooms, the favorite choice of Romanians. The most expensive home – 2.3 million euros

In 2025, prices on the real estate market in Romania registered an increase compared to the previous year, with apartments available for sale being, on average, 13% more expensive than in 2024, according to an annual specialist report.

The calculation of the average price is based on the asking prices requested by sellers in the ten largest cities. The most sought-after apartments for sale were three-bedroom apartments, which were included in 51% of searches in 2025, a similar trend to 2024, after interest shifted mostly to two-bedroom apartments in 2023. Bucharest remained, at the same time, the city with the fastest dynamics of transactions.
“In 2025, the real estate market has shown that people are becoming more careful before making a decision. The increase in prices did not deter them, but led them to compare more and look for housing that better meets their real needs. As in 2024, three-room apartments remain among the most frequently included in searches, signaling a constant orientation towards more space and comfort, and Bucharest remains the city where properties transact in the shortest time. With this report, we aim to provide a clear picture of these developments and support users in the process of information and decision-making in an increasingly complex market“, said real estate expert Monica Dudău.
Quick transactions and search preferences
In 2025, the asking prices for properties put up for sale on the platform were, on average, 13% higher than the previous year, at the level of the ten largest cities in Romania. In this context, the average asking price for a new apartment reached 2,020 euros/m², up 6% compared to 2024 (value calculated on the basis of prices displayed in ads, in many cases without VAT included), while old apartments had an average asking price of 2,212 euros/m², 20% higher compared to last year. Cluj-Napoca remains the city with the highest prices, with an average price of 3,111 euros/m² in 2025, compared to 2,737 euros/m² in 2024. At the opposite pole, as in the previous year, Reșita stands out for the most affordable prices among county residences, with an average price of 852 euros/m², compared to 795 euros/m² in 2024.
The year 2025 brought an increase in the level of activity on the platform, with the number of real estate ad pages viewed being 27% higher than the previous year, while contacts between buyers and sellers increased by 12%. The data indicates a sustained interest in the property market, as users continued to explore the available offer, taking a closer look at the options before making a final decision.
In 2025, three-bedroom apartments were included in 51% of searches on the platform, the same as in 2024. In contrast, in 2023, the most frequently included in buyers' searches were two-bedroom apartments. The month of January remained the period with the highest volume of searches for apartments for sale, as in 2024. In 2023, the month of August was the period with the highest interest. In terms of transaction speed, Bucharest was the city where properties sold the fastest.
The most expensive residential property sold on Storia in 2025 was a four-room duplex located in the Charles de Gaulle area. The property, completed in 2017, has an area of 204 m² and is located on the ground floor of a five-story building. The sale price was 2.3 million euros. The most viewed property on the platform during the analyzed period was a house with an area of 122 m², equipped with a garage and located on a plot of 1,771 m², located in Câmpina, near the Central School.
