Since mortgages are getting cheaper, creditworthiness should climb to new heights. This relationship has so far worked rather well if we look at lenders in general. This is not always the case at the level of individual banks.

For several months, we have been observing an almost linear trend in the mortgage loan market. Interest rates, both floating and fixed, are falling, and customers' creditworthiness is increasing. The results of the November ranking do not contradict previous observations, but we note that some lenders are breaking away from the momentum. Perhaps it's just a momentary deviation, or perhaps a change of attitude.

Income 15 thousand PLN – how much mortgage loan can you count on?

The table presents bank proposals for the “two plus one” family living in Warsaw. We assume that borrowers have a total of PLN 15,000 at their disposal every month. zloty. A 29-year-old woman is employed under an employment contract for an indefinite period and earns PLN 8,000. PLN net. Her 32-year-old partner has a similar situation, but slightly lower earnings – PLN 7,000. PLN per month.

The couple is not currently repaying any loan obligations, and the borrower history recorded in BIK does not contain any negative entries. Banks could include in the calculations the parental benefit received for the child (“800+”).

We assume that customers are willing to use additional products in exchange for better loan terms. The simulations presented by banks therefore assume cross selling.

In November, three banks (one more than a month earlier) were ready to offer profiled clients an amount above PLN 1.2 million. In the case of PKO BP, it would be available to borrowers with a history of cooperation, i.e. regular customers. ING Bank Śląski and VeloBank are again at the top of the ranking.

Most institutions increased their estimates compared to the previous month. The changes were not symbolic – ranging from PLN 10,000 to PLN 30,000. zloty. However, there are also exceptions. BOŚ slightly reduced the capacity, Bank Pekao tightened the screw significantly by subtracting PLN 200,000. PLN from financing compared to October. We have observed this type of changes in the past in the “bison bank” and they were temporary. However, they may be announcing a more conservative approach in the near future.
