Are mortgage loans in euro worth more than those in Swiss francs?

Lawsuits and settlements have led to an interesting situation. Namely, housing loans settled in euro are worth more than those in Swiss francs.


Data from the BFG, the Polish Financial Supervision Authority and the National Bank of Poland tell us a lot about the situation in the housing loan portfolio. It is dynamic due to changes in Swiss franc contracts. The portfolio of loans settled in Swiss francs is shrinking very quickly, which has led to an interesting situation. Well, it is not the franc but the euro that is currently the main foreign credit currency of Poles when it comes to housing loans. Experts from the RynekPierwotny.pl portal pay attention to the scale and pace of changes.
The table below, based on KNF data, shows how the gross carrying amount of housing loans settled in various currencies changed from July 2018 to July 2025. It should be noted that already in mid-2024, the gross carrying value of housing loans in EUR and CHF was equalized (at the level of approximately PLN 14 – 15 billion).
However, as experts from the RynekPierwotny.pl portal emphasize, data from July 2025 indicate that the “franc” loan portfolio was worth “only” PLN 8 billion. This is a big change, not only compared to the situation last year. It is worth noting that in July 2019, the value of “franc” housing loans was worth one hundred billion. The portfolio of “mortgages” settled in European currency was also shrinking, but much slower, because it was not affected by mass settlements with banks and lawsuits.
