Auchan is getting rid of shopping centers in Poland. The properties will go to the Hungarian fund

According to the findings of the dlahandlu.pl website, the buyer is Adventum Penta Fund SCA SICAV-RAIF based in Luxembourg. The notified concentration includes the acquisition of part of the enterprise belonging to Ceetrus Polska, the company managing Auchan's commercial real estate, and the assets of Auchan Polska.
Part of the acquired portfolio includes real estate and rights to eight shopping centers along with applicable lease agreements and commercial infrastructure. For customers and tenants, this means continuity of operation of the facilities – Auchan stores will remain in their current locations and will operate as normal.
Auchan is looking for money
Business conditions guarantee the operational stability of the network. Auchan will rent the acquired facilities for 15 years with the possibility of extending the lease period. This solution organizes the balance sheet and gives the network access to funds that it can spend on developmentmodernization of branches or investments in new formats.

At the same time, the risk and responsibility for maintaining the value of the assets are taken over by a specialized property owner.
Special offer
For Adventum, the transaction is strengthening our position in the Central and Eastern European region. The fund, managed by a Hungarian capital group, is building a portfolio of over 700,000. sq m commercial and office space in Poland, the Czech Republic, Romania, Hungary and Slovakia. Entering a package of Polish shopping centers with a long-term tenant with a strong brand is part of the strategy of searching for stable, profitable assets in mature locations.
This at the same time one of the largest real estate transactions of the year. Auchan's decision to sell selected assets and switch to a rental model reflects the global trend of reducing the burden on balance sheets and obtaining financing for operational development.
