Morizon-Gratka Group expert, Marcin Drogomirecki, points out that compared to August the largest increases in average offer prices were recorded in Gdańsk (+2.9%), Poznań (+2.2%) and Olsztyn (+1.8%).. Meanwhile price drops occurred in Kraków (-0.9%), Łódź (-0.4%) and symbolically in Wrocław (-0.1%). In Warsaw, prices remained almost unchangede.
The annual comparison shows an even clearer upward trend. In 10 out of 12 analyzed cities, the average offer prices of apartments on the secondary market increased. The leader in growth is Bydgoszcz, where prices went up by 4%. Significant increases were also recorded in Poznań (+3.1%), Olsztyn, Katowice and Szczecin (approximately +2%). In turn, in Warsaw (-0.9%) and Kraków (-3.3%), prices fell year-on-year.
Stabilization with a predominance of growth
September confirmed that the secondary housing market in Poland is heading towards stabilization. Although prices have increased in most cities, these changes have been relatively minor. Monthly increases were recorded in 8 out of 12 analyzed cities, and yearly increases were recorded in 10. However, Warsaw and Kraków remain exceptions, recording price declines.

Drogomirecki emphasizes that stabilization does not mean no change. “Small price fluctuations – sometimes up, sometimes down – are a natural phenomenon, reflecting changes in the supply structure. Apartments of a higher standard quickly find buyers, while older premises that remain on the market longer are often overpriced,” explains the expert.
What's next for the housing market?
The growing share of newer, higher standard apartments in the market offer may result in further, although moderate, increases in average offer prices. Additionally, the revival in demand recorded since August, supported by interest rate cuts, may contribute to maintaining this trend.

Despite this, there is still downward pressure on prices in the two largest markets – Warsaw and Kraków. Experts indicate that the likelihood of significant discounts is also reducedwhich some buyers were counting on. The market seems to be slowly stabilizing, which may be a signal to act for people planning to buy their own apartment.
