The most expensive office building in Romania changes its owner. One United Properties, one of the most important real estate developers in Romania, is in advanced discussions with a foreign investor for selling the One Tower office building at a record price.

This transaction would establish a new standard on the real estate market in the country, representing the largest office building in Romania until now.
The One Tower building, part of the One Floreasca City complex, has 3 basements, ground floor and 17 floors and a total built area of 40,000 square meters.
One Tower is a class A building, with a total rentable area of 23,750 m², distributed on 16 floors. The building has Leed Platinum and Well Health & Safety certification, highlighting the commitment to sustainability and the well -being. Current tenants include companies such as CMS Romania and First Bank.
The building has 358 parking spaces on the 3 underground levels and is part of the One Floreasca City complex, being underway with One Mircea Eliade and One Gallery. It also has access to 3 streets: Calea Floreasca, Mircea Eliade Boulevard and Banu Antonache Street.
“We are engaged in discussions for the sale of One Tower and we anticipate a transaction for next year. The building generates 7 million euros net rents with the average contracts of approximately 7 years and we have waiting list for rent. The price is a correct market price. It is the most representative and visible office building in Romania. said Victor Capitan, the one United Properties, for profit.
One Tower also benefits from Leed Platinum certification, one of the highest ecological performance and energy efficiency.
According to the quoted publication, although the financial details of the transaction have not yet been disclosed, sources in the industry estimate that the sale price could exceed 100 million euros, given the high standards of the building and its premium location.
