Ghelamco is finalizing the sale of VIBE. The new owner is Manova Partners


The sold object is a 11-story building with a lease area of approx. 15,000 sq m, located in a strategic point of Warsaw's Wola, in the corner of Towarowa and Kolejowa streets. The office building is distinguished by full commercialization, and among its tenants include reputable companies such as Reckitt Benckiser, Rödl & Partner, MDDP Outsourcing, Porsche and Knight Frank.

Manova Partners increases presence in Poland
The buyer, the company Manova Partners, is a global investment company founded in 2000 in Munich, which specializes in commercial, housing and industrial real estate. The company operates on four continents, managing assets worth EUR 12 billion and a portfolio of over 170 investments around the world. In Poland, it already has a significant portfolio covering office properties with a total area of approx. 75,000 sq m and logistics facilities reaching 540,000. sq m.
“The transaction reflects our ambitions to invest in high-quality assets in the best locations,” says Katarina Horvathova, head of the transaction team in Central and Eastern Europe (CEE) at Manova Partners. – We are convinced of the value of Poland, and in particular Warsaw, as an investment location. Thanks to the takeover of VIBE A, we currently manage five office real estate in Warsaw on behalf of various entities and companies. At the same time, we are developing our twenty-year history in Central and Eastern Europe. In total, we have completed transactions in this region worth over 4.1 billion euros and we manage a portfolio of 34 properties rented in 97 percent. – he adds.
Innovative ecological solutions
Vibe stands out from other Warsaw office buildings thanks to the use of innovative pro -ecological solutions, as we wrote in this article. The building uses the ultra -modern Building Energy Management System (Bems), which allows a significant reduction in energy consumption.
In addition, a vacuum sewage system was used to reduce water consumption in toilets up to 75 percent. per year and the innovative Inbin application, used to analyze the carbon trail based on the weight of waste generated by tenants.
In the construction process, materials with a reduced carbon trail were used, including special concrete and steel. Around the building, heavy greenery was planted, covering 18 impressive seven -meter trees and over 8,600 shrubs, perennials and other plants, thus supporting biodiversity in the city center. Ultimately, the object will be powered by one hundred percent pure energy from, among others, solar farms belonging to the developer.
Musical DNA and industry recognition
Vibe became famous as the first office building in Poland with a specially composed audiosphere, which gave it unique musical DNA. This innovative treatment emphasizes the unique nature of the investment and its modern approach to the design of office space.
The project's success is confirmed by numerous industry awards that the building received, including Eurobuild Awards 2024 in the Office Building of the Year categoryGolden Compass 2024 for the best office building in Poland, CEE Investment Awards 2024 in the Office Project category, Real Estate Impactor 2024 in the “Impressive design” category and UP Awards statuette! The “Wprost” weekly in the ecology category.
