Deputy Prime Minister Marat Khusnullin said that housing will rise in price in the coming years. He told RBC about this.
The reason for the rise in price is inflation and reduction of supply. The Deputy Prime Minister said that now 28 % less permits for the construction of apartment buildings have been issued. And this means that by 2028 the amount of housing in the market will be reduced by 30 %.
“This means that even if the financial situation stabilizes, there will be a mortgage, then everything will be fine, people will have money and the opportunity to buy apartments, but there will be no housing in the market. And the lack of housing in the market – this leads to the next increase in prices. Here's what bothers me, ”said Marat Khusnullin in a conversation with RBC reporters.
The Deputy Prime Minister also told what the cost of housing is coming from. According to him, the construction itself as part of real estate prices is less than 50 %. Also, 15 % falls in financial services, where the increase in the cost of building materials and labor resources is laid. In addition, there are “huge transport costs” and the increase in the value of the land.
