Intraco disappears from the map of Warsaw. A modern skyscraper will be built in its place

Wiesław Malicki, president of PHN, points out that The current building no longer meets modern technical or functional standards. According to his words, the new investment is to be a “response to security standards, ecology and energy efficiency” and promote both users and the environment. In turn, Jacek Krawczykowski, vice president of PHN, emphasizes that the decision to demolish was not sentimental, but resulted from a cool business calculation.

Analyzes carried out by the Management Board of PHN showed that Intraco is not able to meet the requirements of the modern office space rental market. As indicated by Dariusz Karwański, commercialization director, only 660 sq m on one floor, which significantly reduces the possibilities of attracting large tenants. The new project provides for increasing this space to 1200 sq m, which is to facilitate the rental of larger space, as well as adapt the offices to commonly desirable Open Space concepts.

In addition to modern offices, the project also provides for spaces for the inhabitants of Warsaw. Gastronomy premises are planned on the ground floor, and elegant skybar is to be built on the top floor. PHN hopes to start the commercialization of the building at the end of 2026, and the whole space is to be rented before completing work.
The architectural details of the new building are revealed by the Arcus studio under the guidance of Mariusz Ścisła, which is responsible for the project. The skyscraper will be characterized by a similar height as intraco and a similar width of the facades from the north and south. However, the number of floors will be reduced from 39 to 23. The total area of the new facility will amount to approx. 33 thousand. sq m, which is the same as today.
The start of demolition works is planned for the beginning of next year. All Wytraco tenants were obliged to leave the building by the end of 2023, and the submission of an application for a demolition permit was provided for at the end of September. Vice President Krawczykowski announces that this process will be carried out in a way as little as possible for the environment as possible for the environment and using robots that will gradually dismantle the elements of the building.
Intraco will sign up in the history of Warsaw as one of the pioneering skyscrapers. It was established in 1973, when the Swedes built it on behalf of the “Intraco” Przedsiębiorstwo Handlu “Intraco” on the corner of Stawki and Andersa streets. In 1975-1978 it was the capital's highest building, offering innovative solutions for those times, such as fast elevators or air cooling system. Despite their glory, the current standards required a bold decision – to replace the past with modern.
