Not always “new” means “more expensive”. In Bucharest, new apartments are up to 34,000 euros cheaper than old

In the capital, the average price of a new three -room apartment is almost 34,000 euros lower than the old one, according to Storia analysis, the real estate platform launched by OLX. Similar situations appear in other big cities, such as Iasi or Brașov, where recently built homes can be more accessible than the old ones.

The price differences reflect the particularities of each local market, influenced by demand, offer, area, surface, but also by the facilities included.

Which cities new apartments are cheaper than the old ones
BUCHAREST

Bucharest remains the city with the biggest differences between the prices of new and old apartments. Although at first glance we would expect new homes to be more expensive, reality is different. In April 2025, the new homes were considerably cheaper than the old ones, and the price differences increased with the surface. A 40 square meter new studio has cost 18,040 euros less than an old one. In the case of two -room apartments (55 sqm), the new ones were cheaper with 24,805 euros, and for the three -room apartments (75 sqm), the difference was 33,825 euros minus for new homes.
These differences appear in a context in which the average price per square meter for new apartments was 1,801 euros, decreasing by 2% compared to the previous month, while old homes were sold, on average, with 2,252 euros/sqm-5% more than in March.

BRAŞOV
And in Brasov the homes in the new blocks are generally cheaper than those built in old blocks, but the differences are moderate: -840 euros for a studio from a new block, -1.155 euros for a two -room apartment and -1,575 euros for one with three rooms.
With an average price of 2,180 euros/sqm for new homes and 2.201 euros/sqm for the old ones, Brașov is one of the cities where the new apartments continue to be more accessible, at least from a financial point of view.
IASI
In Iasi, the price differences between new and old homes are significant: a studio in a new block is 7,520 euros cheaper than a studio in an old block, the price of a new two-room apartment is 10,400 euros lower than in an old apartment, and the price of a new three-room apartment is lower with 14,100 euros.
The prices per square meter of new apartments (1,722 euros/sqm) are lower than those of old apartments (1,910 euros/sqm), so the market in Iași continues to be one where new homes can be a more advantageous option for buyers.
Sibiu
And in Sibiu the new apartments have a small price advantage: -640 euros for a studio from a new block, -880 euros for a new two -room apartment and -1,200 euros for a new three -room apartment, compared to the buildings in the old blocks.
Prices per square meter are almost identical: 1,850 euros/sqm (old) vs. 1,834 euros/sqm (new), which suggests a stable market, with small but constant differences.
Cluj-Napoca
In Cluj-Napoca, the city with the highest average prices in the country, the differences between new and old homes are almost insignificant. A studio in a new block is 280 euros cheaper than one of an old block, a new two-room apartment is 385 euros cheaper compared to an old one, and in the case of three-room apartments the difference is 525 euros for new buildings.
The price per square meter for the new apartments was 3,114 euros, almost identical to that of the old dwellings (3,121 euros/sqm), a sign that in Cluj less the year of construction matters.
CONSTANT
In Constanța, the price differences are very small, as in Cluj-Napoca. For all types of apartments analyzed – one room (40 sqm), two rooms (55 sqm), three rooms (75 sqm) – new homes are cheaper than the old ones with 280 euros, 385 euros, respectively 525 euros.
And the prices per square meter are extremely close, indicating a balanced market: 2.005 euros/sqm for the old apartments and 1,998 euros/sqm for the new ones.
Which cities new apartments are more expensive than the old
Timisoara
Timișoara is one of the cities where new apartments are generally more expensive than the old ones. The differences vary between +1.760 euros for the studios in the new blocks, compared to those in the old blocks and reach +2.420 euros for two -room apartments and +3,300 euros for three -room apartments.
With an average price per square meter of 1,814 euros for new homes and 1,770 euros for the old ones, Timișoara does not register major price differences, but it is certain that new homes are slightly more expensive than the old ones.
Craiova
In Craiova, the new homes are much more expensive than the old ones: +3,480 euros for a studio, +4,785 euros for a two -room apartment and +6,525 euros for one with three rooms.
This situation comes in the context in which the new apartments were sold for 1,936 euros/sqm compared to only 1,849 euros/sqm in the case of the old ones-and the differences are clearly reflected in the final price.
Oradea
Oradea is the city where new apartments are, on average, considerably more expensive than the old ones. Thus, a new studio produces 7,480 euros more than an old one, a two -room apartment is more expensive with 10,285 euros, and in the case of three -room apartments, the difference reaches +14,025 euros.
This difference comes in a context in which the average price per square meter for new homes is 1,884 euros, compared to only 1,697 euros/sqm for the old ones.
