In Warsaw, Poznań and Łódź, the average amounts paid for new apartments were in the first quarter of 2025 lower than a year earlier – according to the data of the National Bank of Poland. In Warsaw, an average of PLN 16,383/sq m was paid on the primary market for apartments. – by 1.2 percent less than three months earlier. It was the first reduction in the average transaction price in two years. In an annual basis, the rates increased by an average of 3.1 percent.

A little further from stabilization are primary markets in the Tri -City, Krakow and above all Wrocław. The average transaction price recorded in the first quarter of 2025 in Gdańsk was 6.9 percent higher. y/y, in Gdynia by 7.8 percent y/y, Krakow by 6.6 percent y/ra in Wrocław by 11.1 percent r/r.
