Russians' demand for mortgage loans increased by 10% in April

According to VTB estimates, in April the volume of mortgages issued on the market reached about 360 billion rubles. This is almost 10% more than in March and 24% higher than in April last year.

In just four months of 2026, Russians borrowed about 1.4 trillion rubles from banks to purchase primary and secondary housing—55% more than in January-April 2025.

At VTB, mortgage sales in April increased by 15% year-on-year. In total, since the beginning of the year, clients have received about 22 thousand loans from the bank for the purchase of residential real estate, totaling more than 114 billion rubles.

Against the backdrop of a gradual easing of the Central Bank’s policy and a reduction in market rates, the demand for secondary housing is recovering, and as a result, the share of market mortgages is increasing. In the structure of VTB sales at the end of April, the share of market mortgages reached 45%, increasing by 6 percentage points over the month.

“The secondary housing market is coming to life. People who have been putting off purchasing for a long time are starting to act, taking advantage of lower rates. The share of finished properties in our listings has increased significantly since the beginning of the year, and now we conduct more than 40% of transactions with the secondary market,” commented Alexey Okhorzin, Senior Vice President, Head of VTB Retail Business Products Department.

Following signals from the regulator, VTB this year has several times improved the conditions for market mortgages, which clients mainly use to purchase ready-made real estate. Since the beginning of the year, the rate has decreased by 3.3 percentage points for a first payment of up to 50.1% and by 4.3 percentage points for a payment of more than 50.1%.
