The best districts for families: Ursynów, Wilanów, Mokotów
1. Ursynów

The most important advantages of this location are:
- proximity to green areas, including the Kabacki Forest,
- access to the metro and quick connection to the center,
- a wide range of schools and kindergartens,
- developed sports infrastructure,
- diverse development – from prefabricated blocks to modern investments.
This is a district chosen by families who want to live in a quiet area, but without giving up city amenities. The average price per square meter on the primary market in January 2026 is approx. PLN 21,000. zloty. On the secondary market (October 2025), the rates are approximately PLN 16,000. PLN per square meter
2. Wilanów
Wilanów is an option for waiting families higher standard and modern development. The district has developed intensively in recent years, attracting young residents.
The advantages of Wilanów are:
- modern housing estates with full infrastructure,
- numerous green areas and space for recreation,
- rich educational offer, including international schools,
- a sense of security and coherent urban planning.
The disadvantage is the greater distance from the city center and relatively high prices. A square meter on the primary market costs approximately PLN 20,000. PLN, and from the secondary market approx. PLN 19,000. zloty.
3. Mokotów
Mokotów is one of the most diverse districts of Warsaw. It combines a pre-war atmosphere with modern apartment buildings and office buildings.

- a wide cultural and recreational offer.

Family districts with lower prices: Żoliborz and Bemowo
4. Żoliborz
Żoliborz has been considered for years one of the most atmospheric parts of Warsaw. Low, often older buildings and a large amount of greenery create an intimate character of the district.
The most important advantages:
- calm atmosphere and safety,
- proximity to the center,
- good educational institutions,
- unique, neighborly atmosphere.
However, high attractiveness translates into prices. A square meter on the primary market costs on average approx. PLN 26,000. zloty. On the secondary market, the rates are approximately PLN 19,500. PLN per square meter
5. Bemowo
Just a few years ago, Bemowo was perceived as a peripheral part of the city. Today, Thanks to the development of infrastructure and the second metro line, it has become one of the most interesting options for families on a limited budget.

It is crucial to define priorities – whether proximity to the center, access to the metro, or maybe greenery and intimate buildings are more important.
