In Q4, 137.7 thousand were delivered to the Polish market. sq m of new warehouse and industrial space, by 72.9%. less compared to y/y. Gross demand for space increased by 8.6%. y/y and reached 2.2 million sq m – according to the report of the Polish Chamber of Commercial Real Estate (PINK).

At the end of December 2025, the market for modern warehouse and industrial space in Poland reached the level of 36.6 million sq m. The three voivodeships with the largest resources of modern warehouse and industrial space are Masovia (7.34 million sq m), Silesia (6.19 million sq m) and Lower Silesia (5.31 million sq m).

The most new space in Q4 2025 was delivered in the Masovian (61,300 sq m), Kujawsko-Pomorskie (22,000 sq m) and Silesian (19,000 sq m) voivodeships.

At the end of December 2025, 1.79 million sq m were under construction throughout Poland (1.7% more year-on-year). Among the regions, the largest share of space under construction fell to the Masovian Voivodeship (36 percent of the constructed area), Pomeranian Voivodeship (12 percent) and Łódź Voivodeship (11 percent).

At the end of the fourth quarter of 2025, the vacancy rate reached 7.4%. (a decrease of 0.8 pp compared to the previous quarter and a decrease of 0.1 pp compared to the same period in 2024). The highest value of the indicator was recorded in the Świętokrzyskie Voivodeship (17.2%), Lubuskie Voivodeship (16.2%), Lubelskie Voivodeship (10.9%) and Lower Silesia Voivodeship (10.7%). The lowest vacancy rate was recorded in the Podlaskie Voivodeship (0%), the Opole Voivodeship, the West Pomeranian Voivodeship (1.2% each) and the Warmian-Masurian Voivodeship (2.2%).

As reported, in the period October-December 2025, gross demand for modern warehouse and industrial space reached 2.2 million sq m. (an increase of 8.6% year-on-year). The greatest interest from tenants was in the following voivodeships: Łódź (549,000 sq m), Masovian (410,000 sq m) and Silesian (395,000 sq m).

The highest share in the demand structure in the fourth quarter of 2025 was recorded by contract extensions (53%), while new contracts (including BTS projects) and expansions accounted for 41%, respectively. and 6 percent total demand.
