Two new CRT agreements were signed in Krasnoyarsk

In Krasnoyarsk, two new agreements were signed by the KRT with obligations to design a school and transfer premises for kindergartens, the mayor’s office reported.
One site is located on Kalinina Street, opposite the Molodezhny square; the other is on Podzolkov. The area of the plots is 2.4 and 2.8 hectares, respectively. Both EEOC agreements were signed at the initiative of the rights holders.
Plot on Kalinin is owned by the developer and now there are five non-residential and one administrative building, two garages and a warehouse. The company plans to build residential buildings on the territory. Under the terms of the contract concluded for 6 years, she must develop a project for the planning of the territory, and in the built-in and attached premises, provide and transfer free of charge to the municipality areas for a kindergarten for 90 places, a youth center, a library and a sports facility. In addition, the city must receive from the developer apartments for those displaced from emergency housing with a total area of 96 m² (this is approximately 3 one-room apartments).

The second agreement concerns two land plots that will be combined into one KRT site on Podzolkova Street. Investors must, in addition to housing, provide a kindergarten for 90 places in a built-in and attached building, a club-type space, a sports ground and transfer them to municipal ownership. Also among the obligations: development at our own expense of design documentation for a school for 1280 places on Karaulnaya Street; equipping the Promyslovaya stop on Podzolkova and transferring to the city apartments for displaced people from emergency housing with a total area of 177.8 m², which corresponds to 5-6 one-room apartments or 4 two-room apartments.
“The development concepts for these sites were agreed upon before the adoption of changes to the Land Use and Development Rules, which established the minimum size of the territory under the CRT at 5 hectares. Therefore, this restriction did not apply to projects. At the same time, each agreement stipulates the social obligations of developers. The list of items that they must fulfill in terms of creating infrastructure and solving social problems is quite significant. It takes into account, among other things, the gratuitous transfer to the city of objects necessary for future residents of the territories,” explained the deputy head of the city, head of the urban planning department, Sergei Shikunov.
In total, there are currently 28 integrated development agreements in force in Krasnoyarsk, providing for social obligations of developers. Of these, 17 agreements were concluded at the initiative of copyright holders, 6 at the initiative of the municipality, 2 regional sites and 3 federal ones. All sites are located in different areas of the city and are marked on KRT card.
