From 290 thousand PLN in Łódź to over 500 thousand. PLN in Gdynia – this is what developers expect for the cheapest 50-meter apartments in the largest Polish cities – according to data from the website developeruch.pl. In the five largest primary markets, apartments – let's add on a micro scale – costing less than PLN 300,000. PLN can be counted on the fingers of both hands. It is easier to find premises costing over PLN 5 million.

According to data collected on the website developeruch.pl, on the nine largest primary markets (Warsaw, Kraków, Gdańsk, Gdynia, Wrocław, Poznań, Katowice, Łódź, Szczecin) you can currently find over 79.7 thousand premises offered by developers. Every fourth is located in Warsaw (19.7 thousand).

Less than 300 thousand PLN for an apartment? Yes, but (almost) under the city and the size of a storage locker

However, let's move on to the parameters of specific offers, because these are mainly what can be found on the website. According to them, To become the owner of a new apartment in Warsaw (not including price negotiations) you need to have at least PLN 230,000. zloty. In total, you can find seven apartments in the capital priced at less than PLN 300,000. zloty. One such place can currently be found in Gdańsk and Gdynia and two in Katowice. Over 300 thousand The cheapest apartments located in Kraków, Wrocław and Gdynia are currently valued at PLN 100,000.

Easier apartments costing between PLN 200,000 and PLN 300,000. PLN can be found in Poznań (20) and especially in Łódź (170).

However, these are apartments located on the outskirts of cities. What's more, they don't compromise on the surface. They are usually just over 25 sq m. i.e. only above the limit constituting a given premises as an apartment, according to the regulation from the beginning of 2018.

It's easier to get an apartment for several million

It's easier than finding apartments costing less than PLN 300,000. PLN is currently valued at over PLN 5 million. At the time of writing, there were 40 such offers in Warsaw, Kraków, Gdańsk and Wrocław – the most in Warsaw – 24. In Poznań, more than PLN 5 million would have to be spent for two apartments, while in Łódź and Gdynia such prices were included in single offers.

Among the analyzed cities, the most expensive apartment is offered in Krakow. The developer expects PLN 9.27 million for the 262-meter apartment located in the Dębniki district, i.e. PLN 35.4 thousand on average. PLN/sq m One developer expected slightly less – PLN 9.18 million for an apartment in Poznań.

A more expensive place can currently be found only in Międzyzdroje. Price? PLN 10.06 million – on average nearly PLN 86,000. PLN/sq m at 117 sq m surface.

What is the entry threshold in the case of much more popular apartments with an area of ​​at least 50 sq m? surface? The easiest way to get it is in the above-mentioned Łódź, which has been lagging behind in terms of prices compared to other largest Polish cities for years. In the capital of the province One of the developers in Łódź offers a 56-square-meter premises costing PLN 290,000. zloty.
