With the preparations for the beginning of the academic year, the offer of housing housing has exploded: +42% compared to last year

- In Bucharest, average rents reached 403 € for studios, € 602 for 2 rooms and € 831 for 3 rooms

In September, with the preparations for the beginning of the academic year, the Chiriilor Square had a spectacular increase in the offer: the number of housing available for rent was 42% higher than in the same month of 2024. Despite the increases, the interest for rents was maintained, even if the contacts between tenants and owners decreased by 8%. This behavior shows that people interested in rent continue to look for homes, but with more attention and comparison between options. The increase of the offer is also supported by a greater interest of the owners and real estate agents to list apartments on Storiathe most visited real estate platform in Romania.
In addition to increasing the offer, the dynamics of transactions have changed. In September, the average publication duration of an announcement was 15% lower than last year, which shows that the apartments that correspond to the search criteria were rented faster. Currently, more than 29,000 active announcements with buildings for rent at national level, of which over 10,000 in Bucharest, are available on Storia.
“August and September are traditionally peak months for the rent market, due to the return from the holiday and the beginning of the academic year, and our data confirm this high interest. In the next period, we expect the pace to be tempered, but the evolution of the market will depend largely on the economic context and the impact of the fiscal measures. At the decisions I make ”, said Monica Dudău, Head of Marketing Real Estate Europe, OLX Group (Storia and OLX Imobiliare in Ro).
Evolution of rents in Bucharest
In the Capital, the levels of the rents have remained relatively stable from one month to another, but compared to last year the differences are visible, according to the average prices in the announcements published on Storia.

The average price of a studio was reached in September 403 euros, up 9% compared to 2024, while in two media apartments is 602 euros, 4% more than in the same month last year. For three -room apartments, the average rent climbed to 831 euros, 5% above the level of September 2024.
Sector 1 remains the most expensive, with an average rent of 792 euros, followed by Sector 2, where the average is 676 euros. At the opposite pole, the most accessible rents are found in sector 6, with 521 euros, and sector 4, where the average level is 534 euros. The largest annual increases were registered in the studios in Sector 4 ( +14%), and the most visible monthly variations were in Sector 5, with +9% in the case of studios and +8% in the case of three-room apartments.
The average prices of rents in the big cities of the country
In Cluj-Napocathe average rent of a studio is 420 euros (5% higher than last year and 5% lower than August). In the case of apartments with two and three rooms, the prices of the rents remained stable, respectively 600 euros and 750 euros.

In CONSTANTstudios cost on average 350 euros, 13% more than one year ago, and three -room apartments registered a spectacular growth of 16%, up to 750 euros. The prices for renting two -room apartments remained the same as the year and last month, of 500 euros.

Brasov It had several variations, with an average of 380 euros for studios ( +9% compared to the previous year), 520 euros for two rooms ( +4% compared to August) and 600 euros for three rooms.

In Craiovathe studios expensive 7% compared to last year, reaching 300 euros, and the three-room apartments reached 550 euros, 10% above the level of 2024. The two-room apartments increased to 420 euros, 5% higher than both the previous month and compared to last year.

In IASIa studio is rented on average with 370 euros, 6% more than in September 2024, while three -room apartments reached 580 euros, up 7% compared to the previous year. In two rooms, the average rent is 450 euros (2% lower than the previous month).

In Timisoarathe average rent of the studios is 300 euros, 7% more than one year ago, while the two -room apartments reached 450 euros, also 7% above the level of 2024. The three -room apartments are kept for 500 euros.

Oradea It remains among the most accessible cities, with studios at 270 euros (+8% compared to the previous year). At two media rooms it is 420 euros, and at three rooms 500 euros.

In Sibiuthe rents remained at the same level as in 2024 and as in August 2025: 300 euros for studios, 400 euros for two rooms and 500 euros for three rooms.

In Aradthe studios are rented for 220 euros, a constant level compared to last year. At two rooms, the price increased to 360 euros (+3% compared to the previous year), but in the three -room apartments the average rent decreased compared to last year by 3%, to 450 euros.
