Sunny weather tempts Poles who are still happy to buy real estate in Spain. In the second quarter of 2025 we took 9th place among all nationalities most often buying apartments and houses in this country. According to the latest data published in the Registradores de España report, only in the second quarter our compatriots purchased over 1000 properties in this country.

The increase in the number of Poles buying real estate in Spain has been recorded mainly since 2022.
There are several reasons – concerns about security in Eastern Europe, the attractiveness of the Spanish real estate market and the desire to diversify capital. The record was 2024, when Poles purchased over 4.2 thousand real estate in Spain.

According to the latest data published in the Registradores de España report, only in the second quarter our compatriots acquired over 1000 properties in Spain, which makes us 9. Nationality most -buying real estate in this sunny country.

Next to Poles, in the second quarter of this year. On the Spanish housing market, the British (7.77%), Germany (6.59%), Dutch (6.46%), Moroccans (5.67%), Italians (5.15%), French (5.15%), Romania (5.14%) and Belgians (5.01%) were the most active on the Spanish. The Chinese closes the top ten (3.22%).

According to Registradores de España, the most transactions made in the second quarter were recorded in Andalusia (33,807 transactions), Catalonia (26 763), Walencka community (26 537) and Madrid (20 255). In total, these four communities are responsible for over 63% of all the sale of real estate in Spain.

– The interest of Poles Costa del Sol remains at a very high level – confirms Renata Lorens from the International Investment Marbella real estate office.

– We are currently dealing with two main groups of customers. Some buy for their own needs because they want to have their place in southern Europe, to which they can return without having to book hotels. Others treat the property as an investment for rent, often combining both motivations. They use the apartment themselves several times a year, and in the remaining time they derive income from rent. And with the current demand to the quarters at Costa del Sol it really works – he emphasizes.

We would like to remind you that a new, finished property in a good location, for example in Marbella, can be purchased for about 400 thousand. euro. These prices are comparable, and sometimes even lower than in the largest Polish cities. It is worth adding that Spanish banks also offer loans to foreigners and non -residents. Financing can be up to 70% of the property value, with an interest rate of about 4%.

The values of Spanish real estate are still growing

Real estate prices in Spain are still rising, reaching historical maxima. According to the RSI indicator, which is based on the repetitive sales methodology, a quarterly price increase was recorded in Q2 2025, which means a slight slowdown compared to the previous period. Despite this, prices reached a record level – as much as 21.4% higher than the peak values from 2007. In an annual basis, price increases amounted to 14.8%.

Help the changes in the law?

– From April 3, 2025, new regulations are in force in Spain, eliminating the so -called Golden visas. It was a program that enabled citizens from outside the European Union to obtain the right to stay in Spain in exchange for a significant capital investment, including real estate – said Agnieszka Marciniak -Kostrzewa, founder of Agnes Inversions, the Polish Real Estate Office at Costa del Sol.

However, this is not the end of changes in the regulations. On April 3, 2025, the act regulating the problem with wild tenants, who often discouraged from investing in a flat, came into force. In 2024, over 16.5 thousand were recorded in Spain. notifications of the so -called Okupas, i.e. attempts to illegally occupy someone else's property.

Thanks to the new regulations, wild tenants are judged in a special mode within 15 days of submitting a report, which significantly accelerates the eviction procedures. This change is very important for home owners and apartments, who until now had to wait for months or even for years to recover their properties.
