The Zabrze CHP plant is to be revitalized within five years. Hotel and gastronomic spaces should be the first to be ready – announced the president of the Arche Group Władysław Grochowski. Representatives of the company and local government signed a contract for the sale of the facility.



The Arche Group won a tender organized by the Zabrze City Hall for the sale of a combined heat and power plant. The amount proposed by the company is PLN 7.4 million.
– Five years is the term we founded with reserve. I think that the facility will be able to operate already during revitalization – said Władysław Grochowski.

He pointed out that the company has an idea for the implementation of hotel space in a container form next to the existing building. On the other hand, gastronomic spaces should arise inside the heat and power plant.
The main architect of the Arche Group Piotr Grochowski assured that the revitalization plan assumes the preservation of as many elements as possible related to the production sequence, which are to be exposed and embedded into cultural and museum spaces.
– We have a vision of a place primarily focused on education and culture, and at the same time supplemented with hotel space and gastronomic space to serve guests and tourists who come to Zabrze – said Piotr Grochowski.
He emphasized that the Zabrze CHP plant is to enter the tourist map of the region and the city. There is a coal mining museum in Zabrze with one of the most popular post -industrial attractions of the Śląskie Voivodeship – the Guido Mine and the Adit Queen Luiza. Both of these facilities are located near the CHP plant.
The next months investors intend to devote to the preparation of an inventory of the facility, expertise and projects, as well as obtaining permits to start work related to revitalization in 2026.
The cost of revitalization assumed by the Arche group is about PLN 70 million.
In 2011, the Energetyczne Fortum Przedsiębiorstwo Energetyczne bought. In 2019, it built a new heat and power plant for Bytom and Zabrze, and in 2022 the former plant handed over to the City Hall of Zabrze.
The duties of the president of Zabrze Ewa Weber explained that the local government could not be able to renovate the heat and power plant, and its maintenance cost about PLN 1.5 million a year.
– It would be a pity that such a beautiful object was destroying (…). Therefore, the decision to sell was made. Not only to sell it, but to give it a new life – said Ewa Weber.
She signaled that the revitalization of the Zabrze CHP can attract new tourists to the city. In 2024, the Coal Mining Museum served almost 500,000, and the goal of the municipality is over a million visitors.
The history of the Zabrze CHP plant dates back to the end of the 19th century. At that time, electricity began to produce. It was an impulse for the development of energy in Upper Silesia and the development of Zabrze itself, which had not yet had city rights.
In the interwar period, it was one of the largest power plants in the region. Despite the destruction and plunder after World War II, the plant was maintained, and in the 1970s, it was transformed into a heat and power plant.
The total cubature of the Zabrze CHP sheets exceeds 220 thousand. cubic meters, which can be referred, for example, to the cubature of the castle in Malbork (250,000 cubic meters). The former plant is located in the municipal register of monuments.
The Arche Group has been the owner of one of the most important monuments in Upper Silesia – Szombierki CHP plant since 2022. Until now, the company has conducted works related to its ordering and securing, among others roofs and walls. In the spring of 2025, the President of the Arche Group Władysław Grochowski announced that the first stage of revitalization of the Szombierki heat and power plant should be completed in about two years.
