Pełczyńska-Nałęcz: For a year, salaries have been growing faster than housing prices

The price availability of apartments has been growing stable since Q2 2024, and the increase in availability ranges from 7 percent. up to 19 percent – Minister of Funds and Regional Policy Katarzyna Pełczyńska-Nałęcz informed on Saturday. She emphasized that this effect would not include Without deleting a loan 0 percent

“We have collected data and there is hard evidence – salaries have been growing faster than the prices of apartments for a year,” wrote the Minister of Funds and Regional Policy on Saturday Katarzyna Pełczyńska -Nałęcz on the Platform X. “Such a situation has not been for years. What does this mean? That the apartments are becoming more accessible. And on the other hand their current owners will not be interrupt – all, maybe outside of developers,” she emphasized.
The minister, to confirm his words, posted on the portal x charts showing this, How was the price availability of apartments in cities such as Kraków, Warsaw, Lublin and Szczecin from the second quarter of 2024 to the first quart. 2025. She explained that the data relate to the average transaction price for a square meter of apartments sold in a given quarter in a given city and the average gross salary in a given quarter in a given province.
Half of the political X today deals with matters very important for a regular bread eater. So for a change I will write about something else.

“Calculated +price availability +increases stably from the second quarter of 2024. The increase in availability ranges from +7 percent to +19 percent.” – the minister emphasized. She pointed out that this availability effect would not be without specific actions. “Deleting a loan of 0 percent, – unambiguous, on them attitudes towards REITs, which influenced investors' decisions, – the Act on the openness of housing prices, which introduces transparency to the real estate market and coars the offer manipulation – which is another important price -forming signal” – she mentioned. “We go on! And we don't look sideways,” she added.
A real estate market expert from the Warsaw Real Estate Association Marcin Drogomirecki asked by PAP for comment agreed with the opinion of Pełczyńska-Nałęcz.
“Both on the primary and secondary market, the ratio of the price of a square meter to the average salary has been improving for many months, which means that the availability of apartments for the average Kowalski has been growing for a long time. In short, for the average salary with each month we can buy more and more square meters of apartment” – admitted Drogomirecki.
He also referred to the influence of “deleting” the loan of 0 percent. for this situation. “The end of the program, slowly falling interest rates, which also reduce the cost of a mortgage – all this makes the apartments more accessible – but also inhibiting the demand of artificially powered by the previous loan introduced by the PiS government” – noted Drogomirecki. He pointed out that the slowdown of demand meant that we have a much greater supply of apartments, much greater flexibility of sellers and, as he noted, a much larger selection of apartments on the market.
In response to the question of PAP, whether this trend will persist, the expert said: “At this moment it seems that it will be a lasting trend, that we will be dealing with stabilization, and I would say more: normalizing the situation on the market of apartments.”
“But you never know what on the market, in the economic and financial sphere can happen, which could destabilize this market,” he added. He also emphasized that he is currently looking at the real estate market “optimistically”.
“I think that the situation on him will be stable, which we have looked for for many years,” said Drogomirecki.
The expert noticed that there are different prices and various salaries in different locations in Poland. “In general, in the country, the situation is stabilizing and this availability of apartments will gradually grow. As the salary increases, of course,” he said.
In his opinion, the greatest increase in the availability of apartments was recorded in smaller cities, where prices in recent years have not been as rapid as in Warsaw or Krakow. “For example, in Olsztyn, Lublin, Katowice” – pointed out Drogomirecki.
According to Otodom, Analytycs in the first five months of 2025, developers introduced 20.9 thousand to the market. apartments, and demand responded with a purchase of 15.3 thousand apartments, which led to an increase in the offer to 62 thousand. apartments on seven largest markets.
Sale of new apartments in June this year. fell by 8.7 percent In the face of May, and in most cases prices have not changed over the past two months – in turn, results from the barometer of the prices of apartments Tableofert.pl. Counting year on year, prices are 6.1 percent higher.
As reported in the Gethome.pl report, after the May stabilization of the offer on the secondary market, June brought a decrease in all metropolises. Experts point out that in Warsaw and Krakow the average price of a square meter of second -hand apartments has been falling for a year. As a result, it is lower by 4 percent. Within 12 months it increased the most in the Tri -City (by 4 %). In Poznań, it has not changed, in the Upper Silesian-Zagłębie metropolis and Łódź, it is higher than a year ago by 2 percent, and in Wrocław-by 1 percent (PAP)
