New smart business parks for small companies

– In Nordspace, we again define the concept of business parks to meet the needs of small and medium -sized enterprises and startups – explains Mindaugas Butnorm, one of the founders of the NordSpace fund. – The current industrial spaces often lack flexibility and modern amenities that today's dynamic companies require. Who are micro business parks for?
The offer is addressed primarily to the SME sector, startups, e-commerce companies and service providers. Parks offer areas from 40 to 122 sq m, which is an ideal proposition for companies that grow from home offices or garages. – Many of our tenants are startups that go from home activities to the right spaces. They need multifunctional units that can serve as workshops, warehouses and offices – without incurring high fixed costs – explains Butorius.

– The main expectations of our tenants are flexible surfaces, the possibility of development, the possibility of starting from 40 sq m – explains Lis.
According to the Country Manager, Polish tenants often look for: good location, compact modules connecting the warehouse and office part, high technical standards, 24/7 access and solutions supporting their activities (monitoring, security, automation, management through application).
Interestingly, as Lis notes, there are differences between customer expectations in Poland and on the Baltic markets: – Polish businesses decide on larger spaces than it is in the Baltic countries – says.
NordSpace business parks are distinguished by advanced technological solutions. Each place is equipped with a control system that allows remote management of space by a mobile application. Tenants can remotely control lighting, alarm system, open gates and doors, monitor the temperature, and also Live camera preview 24/7.
Business model and expansion plans
Nordspace generates revenues mainly by renting modular, multi -functional units, but the company has a wider vision. – We have developed an integrated service ecosystem, which includes intelligent automation tools, energy and access control systems and digital object management. These functions not only create an additional value for our tenants, but also unlock for us new, repetitive sources of income – emphasizes Butorius.
The company also develops a franchise and partner model. – Along with our development, we evolve towards a model in which we do not have many assets, which allows us to develop faster. One of the key elements of this strategy is our franchise and partnership model, which allows NordSpace to cooperate with land owners, developers and investors in various regions – explains the founder.
Currently, Nordspace has 10 functioning parks in Lithuania and Latvia, and in Poland it has two buildings under construction and plans to open another five in the near future. In a long-term perspective, the company intends to launch 10-20 business parks in Poland.
The market with great potential
Nordspace emphasizes that he does not compete with large players of the commercial real estate market. – We do not compete with players who support large logistics. We operate in a completely different segment. Our tenants are more often service companies than de facto logistic and warehouse. Our surfaces are in the range of 40-120 sq m with the possibility of modular enlargement or reduction, where for previously mentioned entities the smallest area starts from 1000 sq m-explains Albert Lis.
