Offer prices for renting apartments – April 2025 [Raport Bankier.pl]

Renches expected for studio apartments and apartments greater than 60-meter fell as much in March-according to data from Otodom Analytics. Although it is still more expensive than last year, rents usually did not increase by more than 6 percent at that time.


The rates have been stable for over two years. Also in terms of two years, rate increases were usually single -digit.
In March, however, the rates fell even more clearly than in February. The expectations were reduced especially by boots offering studies with an area of up to 40 sq m. By over 1 percent In a monthly basis, the average offer price decreased in Warsaw, Katowice, Wrocław, Poznań, Łódź and Gdynia.

In both the capital and Katowice, the average rate has been falling since the beginning of the year. In Warsaw, the average amount entered in the ads in March 2025 was almost identical to a year ago. The difference was 0.1 percent and nominally PLN 4/mc.
In other analyzed cities, the average rate increases increased more clearly, but in most of them the valuation of pieces for rent did not increase by more than 5 percent. r/r.
The expectations of landlords were relatively stable also in a two -year relationship. In the aforementioned Warsaw and Szczecin, compared to March 2023, the average offer price went up by 2.6 percent, in Katowice it increased by 2.7 percent, in Krakow by 3.7 percent, and in Łódź in March 2025, on average, more than 2 percent were expected. less than two years ago.
More often with declines in the annual relationship we were dealing with larger apartments with an area of 60 to 89 sq m. The average valuation of such premises decreased in the analyzed period in Gdańsk, Gdynia, Wrocław and Lublin.
These cities were also leaders in a monthly basis. They were from 2.3 percent in Wrocław to over 3 percent in Gdańsk and Gdynia.
The reductions listed in the previous month, however, are nothing extraordinary at this time of year. As in February, in March, recent years have usually brought decreases in average offer prices on the rental market.
As in previous years, March also brought an increase in the number of offers. According to the data of Otodom Analytics in March 2025, looking for an apartment for rent, they could choose from over 26 thousand. offers, which meant an increase of 4 percent.
