Air conditioning in apartments for rent: growing expectations of tenants


The difference between the rental market and sales in the availability of air conditioning is striking. During the year, the number of apartments for rent equipped with this convenience increased by 4 percent, which shows the growing awareness of the owners as to the expectations of tenants.
– Tenants are more and more demanding today and pay attention to specific amenities that improve their daily comfort of life – says Milena Chełchowska, an expert in the housing market with Otodom. – In summer, air conditioning is gaining importance, especially in large cities. However, from the perspective of real estate owners, it is increasingly an investment that allows you to stand out from the competition and reduce the time of searching for tenants. The observed increase in the number of offers with air conditioning indicates that the rental market is starting to adapt more and more to the growing expectations of tenants – emphasizes the expert.
Stable interest in tenants is also confirmed by search analysis. In June 2025, the “air conditioning” filter was used 11,700 times on the OTODOM website when searching for lease offers.
Sales is a different story
On the sales market, the situation looks completely different. Developers less often decide to install air conditioning as standard, mainly due to costs.
– On the development market, air conditioning assembly would mean an increase in the costs of investment implementation, Which in the popular segment, especially today, at high prices and limited creditworthiness, many buyers can discourage developers from offering this facility as a standard. On the other hand On the secondary market, housing owners often issue real estate in the state in which they used themwithout additional expenses, especially for elements that are not absolutely necessary – explains Milena Chełchowska.
Comfort price
Air conditioning has its price, and cost differences can be significant. On the lease market, the surcharge can be up to PLN 1,800 per month. In June, the average price for renting an apartment with air conditioning was about PLN 5,000, while the premises without this convenience cost an average of PLN 3,200. Paradoxically, it was the flats without air conditioning that were getting more expensive in annual terms – by 1.6 percent. Compared to 0.8 percent increase in the prices of air -conditioned premises.
In the case of sale, the differences are also clear. In average, apartments with air conditioning on the secondary market cost PLN 16,500 per sq m, i.e. by about 33 percent. More than those without air conditioning, which was valued at PLN 12,400 per sq m. On the development market, the surcharge was much smaller and amounted to about PLN 700.
– Air conditioning undoubtedly increases the attractiveness of the offer, especially in the summer season, but its presence does not always mean a proportional increase in the sale price. Buyers are increasingly analyzing the purchase costs and are increasingly treating additional equipment such as air conditioning as an element subject to negotiations, and not as a key price argument – comments Milena Chełchowska.
Warsaw and Wrocław at the forefront
Contrary to intuition, the largest percentage of flats with air conditioning in the sale offer does not occur by the sea. In June 2025, the leader was Tarnów in Lesser Poland with 11 percent. ads, while in Gdańsk there were only 3 percent. Among the largest markets, the first place is taken by Warsaw, where nearly 2.3 thousand were available. so equipped apartments.
– This is an interesting phenomenon: air conditioning is becoming more and more popular not only where it is really hot, but also where the market is more competitive. In cities such as Warsaw or Wrocław, developers invest in equipment that increases the attractiveness of the offer – notes Milena Chełchowska.
The expert points out that this year's cooler beginning of summer compared to 2024 could weaken both demand pressure and the pace of supplementing offers. In previous years, the differences between cities in the availability of air conditioning were more pronounced, especially in extremely hot villages.
