Prices of plots next to wind farms. Analysis of specifics may surprise you

The analysis covered not only Rajgród, but also the communes of Grajewo, Prostki and Biała Piska. The report was prepared by the Kwadrat studio, one of the largest design offices in Poland. It analyzed real estate transaction prices in the years 2009–2024. It covered both the period before and after the farm was launched.
The wind farm in Rajgród consists of 11 turbines with a capacity of 2.3 MW each. For comparison, in the Grajewo commune there are 19 turbines in operation, while in the Prostki and Biała Piska communes there are no wind farms.
Analysis based on facts and transaction data
Ewa Solanowska-Ratajczak, director of project development at Gemmi Development, emphasized that the aim of the report was to dispel myths regarding the impact of wind turbines on real estate prices. — So far, there have been many myths around this topic, and we want to talk based on facts. Thanks to the study, we can talk about land prices near the expected wind turbines based on hard data that are really optimistic, she noted.

Land prices were calculated based on actual transaction data, analyzing them by type, location and purpose. Non-market transactions and transactions difficult to clearly attribute were excluded. Then, average and median prices were calculated on an annual and periodic basis.
The results indicated that the proximity of the wind farm in Rajgród did not negatively affect the value of the property. Prices rose or were subject to typical market fluctuations, and any declines were due to broader economic factors such as the COVID-19 pandemic and changes in credit availability.
The dynamics of land prices in the communes compared are the same, regardless of whether there are wind turbines in their area (Grajewo) or not (Prostki or Biała Piska).
Convergence with other studies and positive opinions
The conclusions of the Gemmi Development report are consistent with the results of the nationwide analysis of the Polish Wind Energy Association. The study was also positively assessed by the Association of Renewable Energy-Friendly Municipalities.

Dawid Litwin, chairman of the management board of the Association and the mayor of the Potęgowo commune, emphasized the importance of such reports for the transparency of investment processes. — This type of studies are an essential foundation for conducting a transparent, fact-based dialogue with all stakeholders of renewable energy projects, he said.
According to Litwin, reports such as the one prepared by Gemmi Development allow the discussion about wind farms to be moved from the level of emotions to the level of facts. For local governments, it is an important tool supporting investment processes and building social trust in the energy transformation.
