The real estate landscape in the area in the immediate vicinity of the Steaua multipurpose stadium has gone through an accelerated process of transformation in recent years. Developers with multi-million euro plans are now building 5,000 new apartments a stone's throw from the so-called “temple of Romanian football”.
Right next to the stadium gate, a Spanish developer active on the real estate market in Romania for 20 years is working intensively on a residential complex with approximately 4,500 apartments, built on land purchased in 2006. Only the first phase of the Stellaris Residencias project involves an investment of 59 million euros, including four buildings with approximately 500 homes.
The first block was completed last year and all the homes have been sold. Five apartments are still available in the second block, and in the case of the third, for which the start of construction began six months ago, 40% of the apartments have already been sold, according to Imobiliare.ro.
The developer Hercesa, which has two other projects in the east of Bucharest with a total of about 1,500 apartments, is now working in parallel on this building, which is at the stage of execution of the structure, and on the fourth block, on the site of which activity began just this week. The project provides residents with basketball courts and a kindergarten and a school for grades I-VIII.
Investments of millions of euros in 5,000 new apartments near the Steaua stadium

A stone's throw from Stellaris Residencias, the largest real estate developer in Oradea, which has already delivered over 5,000 apartments, promises to complete the first high-end project in the west of the capital in a few yearsbuilt to the nZEB standard (near-zero energy buildings). The authorization was obtained in 2024, and the total investment is estimated to amount to 65 million euros.
This time we are talking about a residential complex with almost 500 apartments. Within a month and a half of the launch, over 30% of the 300 homes in the first phase of the PRIMA Astera project were sold. By October 2025, owners had already been found for 75% of the homes. Also then, the developer PRIMA Development Group started the works on the second phasewhich is to include 197 apartments and a private kindergarten. The delivery of the homes in the second phase is expected towards the end of 2027.
The development of the area began, however, years ago. Just opposite the stadium, near the intersection of Ghencea Boulevard and Brașov Street, two other residential projects were built and sold – Moghioroș Park Residence and Residence 158.

The interest shown by investors and the infrastructure projects proposed by the authorities, along with the modernization of the Steaua stadium, have made this part of the Capital increasingly attractive, a fact that consequently led to the appreciation of prices in recent years.
A 2-room apartment in Stellaris Residencias, for example, cost at the launch of the project 86,700 euros + VAT. Now, a similar home is being sold with 149,166 euros + VAT. In the case of 2-room apartments in PRIMA Astera, prices start from 130,800 euros+VAT. We remind you that, since August, the standard quota of 21% VAT when purchasing new homes.
The neighborhood remains, however, quite affordable for those who want to buy a home, if we refer to the areas in the north of the city where prices reach up to 5,000 euros/sqm. In fact, in Bucharest the last year brought a 17% increase in the average asking price for apartments put up for sale, the second most substantial in Romania.
Strictly on the new segment of the real estate market in the Capital, the average price requested by buyers last month reached the value of 2,432 euros/useful square meteraccording to Indicelui Imobiliare.ro, which has been monitoring the evolution of the residential market in the main urban centers for over 15 years through the most extensive database in the country.
