Since the beginning of 2025, Sber in Siberia has issued about 900 mortgages for the construction of individual houses for a total amount of about 5 billion rubles.
All construction loans were issued according to the same scheme as loans for the purchase of an apartment in a new building – through an escrow account.
The largest number of loans for construction were issued in the Novosibirsk region (more than 250), Krasnoyarsk region (about 210) and Kemerovo region (115).
Escrow is a special bank account for settlements between the buyer and the contractor: the buyer deposits money into it, but the contractor receives it only after the object is transferred to the customer. If construction is delayed or the contractor goes bankrupt, the customer is guaranteed to get his money back.
Mortgages for individual housing construction with escrow are issued under all current government programs.
“The use of escrow accounts helps reduce the level of stress and anxiety during the construction period, since it guarantees financial security and allows you to protect the customer’s money,” explained Dmitry Solntsev, chairman of Sberbank Sberbank.
