The demand for holiday apartments is growing. How is the market in Poland doing?

The latest data of the Central Statistical Office show that in the five most popular mountain poviats, developers began building nearly 1,100 apartments last year. This is an impressive increase by 75 percent. compared to the previous year. The leader of the investment boom turned out to be the Nowy Targ poviat, which is almost half of all developed development apartments started in mountain regions.
Experts of the RynekPierwotny.pl portal indicate that significant increases were also recorded in the following poviats: Karkonosze, Nowosądecki and Tatra. The only region that went against the tide was the Cieszyn poviat, where the CSO recorded the decrease in the investment.
Baltic coast – a threefold increase in investment
Even more spectacular results can be observed at the Polish sea. In five coastal poviats – Kamieński, Kołobrzeg, Słupsk, Gryficki and Świnoujście – it swarmed from development investments. In 2024, developers began building nearly three times more apartments than a year earlier.

Not counting the Gdańsk poviat, Most apartments – as many as 668 – developers began to build in the Kołobrzeg poviat. Investment momentum in Świnoujście is also impressive, where 461 premises are being built, and in the Słupsk and Kamieński poviats. It is worth noting, however, that there is such euphoria not everywhere at the sea – in six poviats of coastal developers limited their activity.
Warmia and Masuria will wake up from sleep?
Traditionally, the least holiday apartments are created in the region of Warmia and Mazury, but here you can see signs of revival. There are practically no new development investments in the Giżycko poviat, and there were less of them in the Ełk and Iławski poviats than before.

Not only apartments, but also aparthotels and condohotels
From the CSO statistics, however, we will not find out how many apartments built in tourist areas are bought by residents for their own needs, and how many investors as the so -called Second Home. In addition, in resorts, developers build not only apartments, but also aparthotels with commercial premises that look like apartments, but differ in the VAT rate – 23 instead of 8 percent.
Condohotels are also created, which operate in the same way as traditional hotels, and the only difference is that the owners of individual rooms or apartments are private individuals.
Location is the basis
According to Big Data RynekPierwotny.pl Definitely the most premises are offered by the sea and in the mountains. The lion's share of this offer is located in the largest cities-Gdańsk, Krakow, Szczecin, Gdynia, Olsztyn, Bielsko-Biała and Kołobrzeg. Of course, not all the premises offered there meet the expectations of people looking for a holiday marina.
