The total supply of modern commercial space is already almost 17 million sq m, of which there are about 10.6 million sq m per centers, and about 3 million sq m for parks.

In turn, in terms of saturation with the commercial space, Poland was in 18th position. According to Cushman & Wakefield, the reason is, among others, an insufficiently developed segment of shopping streets, i.e. High Strets.

The Great Britain with 28.5 million sq m is in the first place in Europe in terms of resources of the area of the centers and trade parks, on the second France – 27.9 million sq m, on the third Germany – 18.6 million sq m, on the fourth Italy – 16.6 million sq m, the fifth was the fifth of Spain from 14.4 million sq m, at six months with 13.6 million. Sodium Belgium – 8.3 million sq m, the eighth is the Netherlands – 7.0 million sq m, the ninth is Sweden – 6.1 million sq m, and Norway is tenth with 5.1 million sq m of resources.

Cushman & Wakefield data also shows that Poland took second place in Europe in 2024 in terms of the size of the newly devoted area in the centers and shopping parks.

According to Cushman & Wakefield, the saturation of the commercial space in Poland is 353 sq m/1000 inhabitants and is higher than the average for both Europe, which is 336 sq m and for CEE countries – 290 sq m, which gives Poland 18th place on the Old Continent.

“Although the saturation rate of commercial centers is already very high, and the saturation of the surface within shopping parks is also growing, in Poland there is still room for the development of the format constituting the foundation of the Retail market, i.e. shopping streets. Currently on the Polish market, the so -called High Strets are still single and small fragments of the most representative streets of Polish agglomeration,” notes Michał Masztakowski from Cushman & Cushman Wakefield.

Cushman & Wakefield is a company that provides services to the owners and tenants of commercial real estate. It employs approx. 52 thousand employees in approx. 400 offices and 60 countries around the world. (PAP)
